The Bluff at Waterworks Landing near the University of Alabama has 308 beds in 162 units, increasing the student housing firm’s management presence in the market to about 1,200 beds.
Peak Campus has added The Bluff at Waterworks Landing, a 162-unit, 308-bed community, to its student housing management roster in the Tuscaloosa, Ala., market. Serving students at The University of Alabama, it’s the third property Peak Campus is managing in the market and expands its presence in Tuscaloosa to nearly 1,200 beds.
“Peak welcomes the opportunity to provide an unmatched living experience to the students and parents at The Bluff at Waterworks Landing,” Casey Petersen, chief operating officer, said in a prepared statement. “We are looking forward to continuing to expand our existing footprint in Tuscaloosa and to serve the students, parents and University of Alabama community.”
Located at 534 7th Ave. NE overlooking the Black Warrior River, The Bluff at Waterworks Landing offers one-, two-, three- and four-bedroom units. The apartments feature high-end finishes including hardwood cabinets, stainless steel appliances, granite countertops and 9-foot ceilings with crown molding. Units also have fireplaces in the living rooms, balconies, walk-in closets and washer/dryers. Crimson Ride, the university’s shuttle service, picks up outside the community. Amenities include:
- an infinity pool
- a 24-hour fitness center
- a media lounge
- a clubhouse with Starbucks coffee and snack bar.
In February, Peak Campus landed another Tuscaloosa management contract. The property, Riverside Village, is a 440-bed, 192-unit community at 2330 Jack Warner Pkwy. Located about a mile and a half from the University of Alabama campus, the property has two buildings with a mix of one-, two- and three-bedroom units.
That Tuscaloosa assignment was announced at the same time Peak Campus took on management of a student housing property in Stillwater, Okla. Progress405, located at 1520 N. Boomer Road, is about a mile from Oklahoma State University and has 544 beds in 180 one-, two- and four-bedroom apartments.
Other communities
More recently in June, Peak Campus took on management of Greyhound Village and University Lofts in Indianapolis, serving University of Indianapolis students. The 780-bed management deal represents the Atlanta-based company’s first assignment in Indianapolis.
Earlier this year, Peak Campus also announced deals to manage student housing communities in Starkville, Miss.; Chicago; Columbia, Mo.; Mt. Pleasant, Mich.; Tampa, Fla.; Charlotte, N.C.; and Greenville, N.C. Those deals represent nearly 4,000 beds in communities near major universities.
Peak Campus is also a developer and in January announced a partnership with Blue Vista Capital Management LLC to build Theory West Midtown, a 525-bed student housing project in Atlanta. The 385,000-square-foot property is expected to open in fall 2019 and serve students attending the Georgia Institute of Technology. The two five-story buildings will have a mix of studio and one- to five-bedroom units with 10,500 square feet of ground floor retail space and amenities such as a swimming pool, fitness center, business center, study rooms and bike storage.
