OM Housing Breaks Ground on Dallas-Area Project

The 112-unit mixed-income community in Kennedale, Texas, is slated for completion in January 2022.

OM Housing has plans to break ground on its community in Kennedale, Texas, which will have 75 percent of its units designated as affordable housing.

The development company will break ground on Hammack Creek Apartments in March and is planning to complete the community in January 2022. OM Housing tapped HEDK Architects to design the community while Spring Valley Construction was hired as the general contractors alongside Barron-Stark Engineers and MMA as project engineers. Deepak Sulahke, president & CEO of OM Housing, told Multi-Housing News that the community secured $13.7 million in housing credits and a $9.3 million FHA loan.

The $24 million project will create a 112,112-square-foot property on a nearly 7.4-acre site. A quarter of the community’s 112 units will be market-rate while the other 75 percent will be reserved for those making 60 percent of the AMI or lower, Sulahke told MHN.

The one-, two- and three-bedroom units will be built with Energy Star-rated appliances and windows, high efficiency lighting and fixtures and nine-foot ceilings. The project’s amenities will include a pool, outdoor kitchen, children’s play area, clubhouse, coffee lounge, business center, fitness center, community center for kids and bike racks. The design has earned Hammack Creek Apartments a National Green Building Standard certification, the first community to do so in Kennedale.

THREE GROUNDBREAKINGS IN DFW METRO AREA

According to OM Housing, Kennedale’s population increased 17 percent in the last decade and has become an attractive community for young families looking for a more suburban environment while being close to cities. Kennedale is situated south of two major Texas cities, Fort Worth and Arlington, while being a more than 30-minute drive to Dallas.

Alongside the groundbreaking of Hammack Creek Apartments, OM Housing has significantly expanded its investment into the Dallas-Fort Worth metro area. The developer has broken ground on two other communities in the metro in the past year, including the 112-unit Bardin Apartments in Arlington and the 132-unit Lakeview Pointe Apartments in Garland, Texas. In 2018, OM Housing also developed a 144-unit garden-style community in the Fort Worth suburb of Benbrook, Texas.
