Nusbaum Breaks Ground on Virginia Beach Project

The $35 million Mezzo Apartment Homes will include 282 units and is seeking Earthcraft certification.

A joint venture of S. L. Nusbaum Realty Co. and Atlantic Dominion Distributors has broken ground on a 282-unit community in Virginia Beach, Va. Mezzo Apartment Homes is estimated to cost approximately $35 million, according to the Hampton Roads Business Journal.

The gated community will be located near the Wexford Drive and Virginia Beach Boulevard junction, approximately eight miles from downtown Norfolk. The property will offer a floorplan mix of studios, one-, two- and three-bedroom units, with views of Witchduck Lake. Amenities will include:

  • swimming pool
  • fitness center
  • business center
  • outdoor grill area
  • bocce court
  • fire pits
  • dog park
  • private garages
  • car wash

Mezzo Apartment Homes residents will have immediate access to major thoroughfares, such as interstates 64 and 264. Several shopping and dining destinations are nearby, along Virginia Beach Boulevard. The property also provides easy access to employment and entertainment opportunities. The project is slated for a 2020 completion, but first move-ins are expected at the beginning of 2019.

Green living

Nusbaum Realty will seek Earthcraft certification for Mezzo Apartment Homes. The certification program addresses several environmental issues, from site selection to quality of water, as well as green space preservation and energy consumption. Additionally, Earthcraft administrators perform regular site visits and provide training for residents, building managers and builders.

The community will also feature Energy Star windows and appliances, with overall environmental efficiency in mind, as well as lower utility costs. Nusbaum hired Hoy Construction as general contractor, TS3 as the architect and MSA as the civil engineer. The company recently started construction on another energy-efficient community in the D.C. area.
