Northmarq Brokers Sale of 2 Lehigh Valley MHCs
This is the first time since 1963 that the eastern Pennsylvania properties have changed hands.
Northmarq has brokered the sale of two manufactured housing communities totaling 277 lots in the Lehigh Valley area of Pennsylvania. The company worked on behalf of both sellers, which are two distinct entities related to Mayo’s Homes Co., according to Lehigh County public records.
The same source shows that ARX Capital purchased the 202-homesite Red Maple Acres manufactured housing community, while a private investor acquired the 75-lot Mayo’s Mobile Home Park. The deal marks the first time these communities changed hands since 1963.
Red Maple Acres is located at 1190 Grange Road in Allentown, Penn. Built in 1960, the former owner updated the property with new mobile homes in various sizes over the years. The 1950-built Mayo’s Mobile Home Park is at 7454 Continental Circle in Trexlertown, Penn. Both properties are pet-friendly, all-age communities.
Spanning across a total of 64 acres, the two manufactured home communities are within two miles of each other and some 17 miles of Lehigh Valley International Airport.
Providing affordable housing in Lehigh Valley
Northmarq Senior Vice President Ari Azarbarzin and Associate Broker of Manufactured Housing Investment Sales Anthony Pino negotiated on behalf of the sellers. Both assets have a long history of providing affordable housing in the Lehigh Valley region, being owned and operated for more than 70 years by the same family, said Pino in prepared remarks. Red Maple Acres and Mayo’s Mobile Home Park were 98 percent occupied at the time of the sale.
In late 2023, the same Northmarq team brokered another deal in the area: The company worked on behalf of Big Spring Properties to sell Big Spring Terrace, a 159-homesite manufactured housing community in Newville, Pa.
