New N.J. Affordable-Housing Apartments Geared Towards Families
Community Investment Strategies Inc. has completely leased its newest affordable apartment-rental community in Woolwich Township. This is the first of three affordable communities to be completed in the area.
Woolwich, N.J.—Community Investment Strategies Inc. (“CIS”) has completely leased its newest affordable housing apartment community, The Oaks at Weatherby in Gloucester County’s Woolwich Township. This is the first of three affordable communities to be completed in the area.
According to the New Jersey Department of Community Affairs, “a unit is generally considered affordable if the owner pays approximately 28 percent (30 percent for renters) or less of his/her gross income on housing costs. Housing costs include the base rent as well as the cost of utilities for renters and include mortgage payments, property taxes, insurance and homeowner’s association fees for owners.”
Woolwich, a once-rural area, experienced a surge in population last year, and the need for affordable housing grew exponentially. Because of this, The Oaks achieved full occupancy very quickly. “The Oaks fills a distinct community need and reflects the character of the surrounding Weatherby neighborhoods as well as greater Woolwich Township,” Giuseppe “Joe” Chila, Woolwich Township committeeman and county freeholder, said in a statement.
The community is designed for families, especially those with young children.
“The Oaks at Weatherby includes a ‘tot lot’ and community room for programmed activities designed for families,” Barbara Schoor, CIS vice president, tells MHN.
“The community also includes three-bedroom units, which is a rarity in rental properties. Each unit also includes a full-size washer and dryer. The units are energy-efficient and are designed to be approximately 30 percent more efficient than standard construction. The community building also has a solar photovoltaic system,” Schoor says.
Everyone in the community has their own address, which was an important element.
“It has had tremendous impact on our tenants, many of whom associate a private front door and steps with homeownership,” Schoor said in a statement.
Additionally, the apartment complex offers a community center with a full-sized kitchen and rooftop solar panels. Residents can also participate in social programs offered there.
The community is located in a good school district, and is located near public transportation.
