Affordable Housing Opens in San Diego County

Promenade at Creekside Apartments is the first development in the new San Marcos Creek Specific Plan, which covers a 214-acre site designed to create a downtown for San Marcos.

Creekside_970x500San Marcos, Calif.—Promenade at Creekside Apartments, an apartment development in San Diego County, Calif., is set to open this week. The property is a 65-unit affordable community with a commercial component that is complete and 100 percent leased.

The development is the first one in the new San Marcos Creek Specific Plan, a 214-acre site that has been designed to create a downtown for San Marcos. Promenade at Creekside is the first of a two phase development that Las Palmas Housing and Opportune Cos. will be completing in the San Marcos Creek Specific Plan.

Located at 2 Creekside Drive, Promenade at Creekside itself is on a 3.5-acre site. The property includes seven buildings containing 65 residential units with car ports, a community center and 3,000 square feet of commercial/retail space.

Common amenities include a community room with kitchen, computer lab, fitness center, media room, pool, tot lot, playground, picnic and barbecue areas, community gardens and a public paseo area adjacent to a 1.5-acre future Promenade Park.

Residents will have access to a variety of onsite services through the community learning center, such as year-round after school child learning and enrichment programs and adult education.

The one, two and three bedroom apartments are set aside for households earning between 30 percent and 60 percent of the area median income for San Diego County. Thus monthly rents range from $342 to $1,070, well below prevailing market-rate rents in the area.

Promenade at Creekside will also be LEED Platinum, and is one of only a few properties built that exceeds California state energy code (Title 24) by 45 percent in terms of efficiency. Sustainability features include solar photovoltaic panels that produce all power needed for common areas as well as 68 percent of the power needed by residents. The property has four free electric car charging stations, 100 percent LED light fixtures, Energy Star appliances, high efficiency tankless water heaters, low E dual pane windows and a cool roof.
