Model Home Proves Successful for Brooklyn Building

Developers hope a model home with a "lived-in look" will appeal to renters at Arias Park Slope.

New York—A blank slate can be a scary thing, especially when it comes to apartments. It’s sometimes difficult to imagine how furniture and knickknacks will look in a cavernous (or, as is usually the case with New York apartments, tiny) space. This is why model homes are extremely important when it comes to garnering interest among potential buyers and renters. At Arias Park Slope, an Ismael Leyva-designed building in Brooklyn, N.Y., a fully furnished one-bedroom unit is on display. The Iconic Group, the development team for Arias Park Slope, hopes this will entice more renters to the 12-story building.

“The new Arias model is a south-facing one-bedroom layout,” Jacqueline Urgo, president, the Marketing Directors Inc., Arias Park Slope’s marketing and leasing agent, tells MHN. “Highly accessorized, the model was designed with a ‘lived-in’ look to allow our customers to envision themselves in the home.”

The 95-unit building, which was originally designed to be a condominium, is designed for a “comprehensive living experience.” The building features amenities such as a 360-degree rooftop terrace with private cabanas and sun beds, a fire pit, grill, bar and dining area. Additionally, residents have access to Arias Health and Wellness, a fitness center that provides group yoga, Pilates, kickboxing, massage therapy and acupuncture treatments at an additional cost.

“You don’t have to leave unless you want to!” Urgo says.

According to Urgo, so far the renters have generally been professional singles, professional couples and couples with young children “coming from local neighborhoods of Brooklyn and Park Slope.”

The strategy of showing a model unit is clearly working for The Iconic Group—90 percent of the residences have already been leased in the five months the units have been available.

“We plan on keeping the model until the final lease of the building, which we expect to be very soon!” Urgo says.
