Mission Rock Residential to Manage New Denver Community
Located within walking distance of the Evans light rail station, the property traded in December for $70 million.
Treeline Multifamily Partners has tapped Mission Rock Residential to manage Encore Evans Station Apartments, a newly constructed 224-unit community in Denver. The former worked on behalf of the property’s new ownership.
According to Yardi Matrix data, the asset changed hands in December 2019 for $70 million, or $312,500 per unit, with BIP Energy buying the community from Encore Enterprises, the developer of the property.
The community’s seven three-story buildings are located at 1805 S. Bannock St., on approximately 4.6 acres, within walking distance of the Evans light rail station, which provides direct access to central Denver. The Denver Tech Center is roughly 8 miles southeast.
Completed last year, the community features a mix of one- and two-bedroom units ranging from 689 to 1,096 square feet and includes common-area amenities such as a bocce ball court, heated swimming pool, spa, outdoor lounge, firepit, fitness center, clubhouse and a bike repair shop. Additionally, the pet-friendly property offers a dog park and an indoor dog wash. Yardi Matrix shows that Encore Evans Station was 84.4 percent occupied as of November.
