Mill Creek Starts Preleasing Fort Lauderdale Community
Residents at the 350-unit high-rise are scheduled to move in this month.
Mill Creek Residential will soon add its luxury high-rise community to the growing Flagler Village neighborhood of Fort Lauderdale, Fla. The developer started preleasing at Modera Flagler Village, with the first move-ins scheduled for September.
Jeff Meran, Mill Creek’s executive managing director of the Southeast, told Multi-Housing News that the construction may take another month or two after the first move-ins to fully complete.
Mill Creek started construction on the 24-story apartment community more than a year ago, marking its second project in Fort Lauderdale. The 350-unit community will offer studio, one-, two- and three-bedroom floorplans, with some den and penthouse layouts, ranging in size from 445 to 1,435 square feet. The units were built with stainless steel appliances, full-size washers and dryers and keyless entry while select units will also have movable kitchen islands, work-from-home spaces, pass-through closets, double vanities and private patios or balconies.
Modera Flagler Village will also include a pool, barbecue area, greenway, clubroom, conference room, dog walk, ride-share drop-off area, fitness studio, package lockers, bike storage and garage parking.
Located at 555 NE Eighth St., the community will be directly west of U.S. Route 1, which connects residents to the Fort Lauderdale International Airport and downtown Miami. Modera Flagler Village is also located near two of the neighborhood’s popular arts and entertainment districts, the Flagler Village Technology and Arts District and the Music and Arts South of Sunrise District.
Meran said in prepared remarks that the company had a lot of confidence in Flagler Village because it offers a downtown experience and easy access to Las Olas Boulevard and nearby beaches.
BULLISH ON BROWARD COUNTY AND BEYOND
With the community nearing its first move-ins, Modera Flagler Village will be Mill Creek’s second completed development in Fort Lauderdale. Mill Creek previously completed Modera Port Royale, a 555-unit rental community that was sold in November 2020 for $180 million to Northwestern Mutual. Modera Flagler Village will also bring Mill Creek’s portfolio in the surrounding Broward County to six properties.
“We are very bullish on the Fort Lauderdale market and South Florida in general and we actively continue to pursue development opportunities in this area,” Meran told MHN. “You can expect more Mill Creek activity in the area moving forward, as South Florida continues to be a primary focus.”
Outside Broward County, Mill Creek also started preleasing its 27-story luxury community in Miami in June. The 296-unit Modera Biscayne Bay, roughly 30 miles south of Flagler Village, was expecting move-ins for early July.
