Mill Creek Residential Kicks Off VA Mixed-Use

Mill Creek Residential has broken ground on Founders Row, a mixed-use development in Falls Church, Va., that will include 394 apartments and 90,000 square feet of retail space. The owner will develop the project in a partnership with CrossHarbor Capital Partners, Lighthouse Real Estate Investments and PNC Financial Services. The development is slated for completion in the summer of 2021.  

The project will take shape on 4.5 acres, at the intersection of West Broad Street and North West Street, in a dense residential area with access to public transportation, less than 2 miles from Interstate 66 and 10 miles from downtown Washington. Founders Row is just one example of new properties underway in the D.C. metro, as the area’s economy has seen steady growth, according to a Yardi Matrix seasonal outlook.

Resident-oriented amenities

The residential component, dubbed Modera Founders Row, will include 322 market-rate apartments and an additional community of 72 units that will be reserved for individuals 55 years and older. The community will feature studio and one- and two-bedroom floorplans, with an average size of 940 square feet. The units will be equipped with movable kitchen islands, built-in storage and shelves and quartz countertops. Community amenities will include:  

• clubhouse
• fitness center
• outdoor pool
• business center
• game room
• barbecue area
• zen garden
• controlled-access garage parking
• self-service package lockers  

The amenities of the age-restricted segment will feature an additional community room, fitness facility and business center dedicated exclusively to those residents. 

The retail section will be anchored by a Studio Movie Grill that will feature eight movie screens. The theater will occupy around 32,000 square feet and another 7,500 will be taken up by a City Works Eatery & Pour House restaurant.
