Mill Creek Kicks Off Metro Phoenix Project

Modera Chandler will encompass seven buildings.

Mill Creek Residential has broken ground on Modera Chandler, a 345-unit garden-style project in Chandler, Ariz. Move-ins are expected by early 2026.

The developer purchased the 12.5-acre development site for $10.4 million after receiving approval from the City Council last fall, as reported by Chandler News. ABLA provided design services for the NGBS-pursuant project.

Plans call for one- to three-bedroom units averaging 1,005 square feet across seven three-story buildings. Apartments are to feature 9- and 10-foot ceilings, oversized windows, kitchen islands, as well as smart home technology, among others.

Common-area amenities will include a swimming pool, coworking space, gym, resident clubhouse, pet park and dedicated dog run, as well as parking and storage options, to name a few.

Located at 3230 S. Arizona Ave., the site is nearly 3 miles south of downtown Chandler and some 25 miles southeast of downtown Phoenix. Several parks and lakes are within walking distance.

Multifamily developers had 35,972 units under construction in Greater Phoenix as of April, a recent Yardi Matrix report shows. However, due to the stringent economic environment, construction starts lost steam—2,120 units were added to the pipeline year-to-date through April, down from last year’s 8,207 units underway during the same interval—following national trends.

Last year, Mill Creek contributed to The Valley’s pipeline by breaking ground on Modera Rio Salado, a 391-unit luxury project in Tempe, Ariz. First move-ins are slated for next year’s summer.
