Mill Creek Begins Leasing Miami Luxury Property

Move-ins at Moderna Biscayne Bay will start next month.

Mill Creek Residential has started preleasing at Modera Biscayne Bay, a 27-story, 296-unit luxury mixed-use multifamily community in Miami at the convergence of the Edgewater and Omni Arts and Entertainment neighborhoods. Construction is nearly complete and will be ready for move-ins by early July.

Located at 2150 North Bayshore Drive, the community is located steps from Biscayne Bay and offers views of the city and the shoreline. It is within walking distance of Midtown Miami, Miami Design District and the Wynwood district, one of Miami’s most frequented art destinations.

Modera Biscayne Bay is one block from Margaret Pace Park. The property is also within a short commute to the Brickell Financial District and the Miami Health District. Situated east of Biscayne Boulevard between interstates 195 and 395, highways that connect to the I-95 Express, residents will be close to shopping, dining and entertainment options in the metro region.

“We’ve experienced a fantastic reaction so far with an abundance of interest from the public and preleasing has been brisk. People are curious about the types of amenities the community will offer and eager to see the panoramic views from the rooftop,” Andrea Rowe, managing director of development for Mill Creek’s South Florida division, told Multi-Housing News.

Modera Biscayne Bay also has 11,000 square feet of retail space. Rowe said just over half of the retail space has been leased.

Property Details

The high-rise apartment property will have one-, two- and three-bedroom units with den and penthouse layouts available. Apartment interiors include Energy Star stainless steel appliances, quartz countertops, porcelain tile flooring, upgraded fixtures, tile backsplashes, in-unit washers and dryers, walk-in closets and bay view balconies. Select units have 15-foot ceilings, breakfast bars, double vanities, linen closets, built-in shelving and desk areas, wine storage and moveable kitchen islands.

Community amenities will feature a 27th floor amenity deck, rooftop pool, barbecue area, fitness studio, yoga/Pilates studio, clubhouse with a catering kitchen and game area, private work-from-home office space, internet lounge, conference room and gourmet coffee. The property also has a pet spa, package lockers, additional storage area, bike storage and eight stories of structured parking.

Mill Creek Moves

Modera Biscayne Bay is the 10th development community from Mill Creek in Miami. Others include Modera Douglas Station, Modera Metro Dadeland and Modera Edgewater, an eight-story, 297-unit luxury community that opened in August 2019.

Last week, Mill Creek Residential announced it had started construction on Modera Coral Springs, a 351-unit luxury mixed-use property about 50 miles north of Miami in Coral Springs, Fla. It is scheduled for completion in summer 2023. In other development news, last month Mill Creek topped off a new Dallas apartment community. Earlier this year, the company began construction on Modera Woodbridge in Woodbridge, N.J.
