Middleburg to Build 260-Unit SFR Project Near Richmond

Hamlet Falling Creek will be the developer's second project in this suburb.

Middleburg Communities will soon break ground on Hamlet Falling Creek—a 260-unit built-to-rent project in Midlothian, Va., in the Richmond area—after securing construction financing from Simmons Bank.

Plans call for one-, two-, and three-bedroom floorplans in cottages, duplexes and townhomes. The residences are set to feature walk-in closets, private patios, keyless door entries and 9-foot ceilings. Common-area amenities are slated to include a swimming pool, grilling stations, a fitness center, a clubhouse, a dog park and a pet spa. Completion of the project is expected in late 2025.

Located at 12600 Genito Road, Hamlet Falling Creek will be part of a 100-acre master plan including for-sale homes, retail and preserved wetland. The site is roughly 18 miles from Richmond and some 10 miles from Chesterfield County Airport. The Chesterfield Crossing shopping mall will be less than 2 miles away.

Middleburg President of Development Selim Tay-Agbozo stated in prepared remarks that the availability of single-family homes for purchase or rent in the area is at historic lows and his company is looking to fill that gap with its developments. Hamlet Falling Creek is the developer’s second single-family-rental project in Midlothian, joining the 283-unit Hamlet Watkins Center which is currently underway some 9 miles to the northwest.

Today, Middleburg has six SFR projects under construction in Richmond; Charlotte, N.C.; Charleston, S.C.; Jacksonville, Fla.; Huntsville, Ala., and Wilmington, N.C. For the latter, the developer recently acquired 30 acres of land, intending to build 280 residences.
