MedCore Partners Begins Construction on Senior Living Project

Phase two of this Houston community will deliver 138 active adult and independent living residences.

MedCore Partners has started construction on the second phase of its senior housing development along with a new partner, ACRON USA. Phase two of Spring Cypress Senior Living will include 138 active adult and independent living residences.

The project is scheduled for completion in September 2024 but has an earlier completion slated in late 2023 for its cottage and townhome units. The developer tapped Orcutt Winslow for architectural and engineering services, Faulkner Design Group for interior design and Pacheco Koch for landscaping. The project also secured an undisclosed amount of financing from BOK Bank, who also provided financing for MedCore and ACRON’s previous senior housing projects.

The second phase of the development will feature active adult and independent living residences for seniors. The community’s amenities will include a wine room, a fireplace feature that extends three stories, an outdoor kitchen, a pool, a spa, a pet park, garden spaces and walking trails. The addition also calls for expanding the number of memory care units offered in the first phase by 12 units.

Integral Senior Living is currently tasked with managing the first phase of the community and will also be tapped to manage phase two. Integral will oversee programs and services like concierge living, club valet services and resident outings.

Building senior housing throughout Texas

After full build out, the Spring Cypress project will have a total of 230 units spread across a 19-acre campus. The first phase of the project was completed in 2018 and offered 80 units of assisted living and memory care units. MedCore co-developed Spring Cypress’ initial phase along with the Houston-based National Realty Group.

Spring Cypress is MedCore’s fifth ground-up senior living development; the other four communities are also located in Texas. Besides its construction projects, the firm’s senior living portfolio includes 16 communities located in Texas, Arizona, Utah, California, Oregon and Washington. Last month, the firm acquired The Grove on Forest Lane in North Dallas, with plans to renovate the 86-unit senior housing community.
