MBK Rental Living Breaks Ground on Project Near Disneyland
The project is expected to be online in mid-2024.
MBK Rental Living and joint venture partner Haseko Corp. have begun construction on Zia, a 315-unit luxury community located one mile from Disneyland in Anaheim, Calif. The companies expect to open the property in mid-2024.
The companies tapped Snyder Langston as the project’s general contractor, while AO Architects was tasked with designing the community. Sitescapes and Design-Art will handle landscape design and the interiors, respectively.
Zia will offer studio, one-, two- and three-bedroom units, ranging from approximately 600 to 1,900 square feet. The units will be built with quartz countertops, stainless steel appliances and wood-style plank flooring. The five-story community’s amenities will include a 4,900-square-foot fitness center spanning two stories, as well as a game lounge, coworking space, walking path, dog spa and park. A pool area will be equipped with grills, a bar area, spa and cabanas.
Located at 1600 W Lincoln Ave., Zia is located about one mile west of downtown Anaheim, and one mile north of Disneyland. The community is near many of the area’s major employers, including Disneyland, the University of California at Irvine, UCI Medical Center, California State University, Fullerton and John Wayne Airport.
Ken McCarren, president of MBK Living, said in prepared remarks that Zia would attract residents in Orange County, where luxury apartment communities are in high demand. McCarren added that Orange County has strong employment fundamentals, but high barriers for entry regarding home ownership, making communities like Zia more attractive.
Teaming up a third time
Zia represents MBK Rental Living’s third deal with Haseko. The companies first worked together on Esperanza at Duarte Station, which opened earlier this month. MBK Rental Living and Haseko Corp. worked with R.D. Olson Construction to develop the 344-unit community in Duarte, Calif., breaking ground on the project in June 2021. After Esperanza at Duarte Station, the joint venture pursued its second project, Solana at Duarte Station, which is currently under construction.
MBK Rental Living recently sold Blue Oak, a 142-unit Class A community in Paso Robles, Calif. The company broke ground on the project’s first phase in August 2018, completing it in 2019 and reaching near-full occupancy by the time of the sale.
