LV Collective, Harrison Street to Build Purdue Housing
Construction on the Rambler Levee District is planned to begin this quarter.
LV Collective, in partnership with Harrison Street, has announced the launch of a new mixed-use residential development in West Lafayette, Ind. The community, Rambler Levee District, is less than half a mile from Purdue University.
The 799,289-square-foot project will include two buildings with 583 apartments. Construction financing was obtained from Pacific Life with TSB Capital Advisors consulting.
Rambler will feature dedicated coworking spaces with private study/conference rooms, a clubroom, multiple pools, internal courtyards, fitness facilities, a yoga studio, a fitness-on-demand studio, saunas and a resident lounge.
A 20,000-square-foot public plaza and green space at the ground level will center the property. Residents and the West Lafayette community alike will have access to the planned 15,600 square feet of retail space and outdoor seating.
Project partners include Landmark Properties, Inc., an Indianapolis-based real estate development group; WDG, the architect; Brinkmann Constructors, the general contractor; Variant Collaborative, the interior designer; and DLA Piper, the legal counsel.
Construction on the Rambler Levee District is planned to begin in the fourth quarter of 2024. The project is scheduled to be delivered in fall 2027.
Developments near Purdue
According to Yardi Matrix information, Purdue University’s total enrollment for the current academic year at its main campus totaled more than 51,000 students. This marks a substantial increase from the some 43,000 registered in 2022.
Nearby the University, more student housing and residential developments are on the rise. In August, Landmark Properties announced development plans for The Standard at West Lafayette, a 253-unit, 678-bed student housing community. The 13-story project is scheduled to open in fall 2027.
Also that month, Subtext opened The Verve student housing about two blocks from Purdue. The seven-story mixed-use community features 235 units and 751 beds. Unit layouts range from studio to four-bedroom homes.
