Luxury Property Debuts in Brooklyn

Leasing has launched for One Park Point, which is situated in the Windsor Terrace neighborhood.

Leasing has started for One Park Point, a 13-story, 375-unit luxury property in Brooklyn, N.Y.’s Windsor Terrace neighborhood. The property, which is located across from Prospect Park, was developed by Focus Property Group, a subsidiary of JEMB Realty.

Located at 11 Ocean Parkway, One Park Point is the tallest building in the area and the first luxury residential property to be developed in the neighborhood. First move-ins are expected this summer. Applications are no longer being accepted for the building’s 95 affordable apartments.

The developers received a $135 million construction loan from Wells Fargo Bank in August 2022, according to Yardi Matrix data. Construction began in December 2022 on the site of a former church and school that were demolished. The property is subject to a 50-year unsubordinated net ground lease held by International Baptist Church, which expires in July 2028, according to Yardi Matrix data.

MNS Real Estate is the exclusive leasing and marketing partner for the nearly 400,000-square-foot building. Focus Property Group tapped acclaimed architecture firm FXCollaborative Architects to lead the architectural design and INC Architecture & Design for the interior design.

Slate of amenities

One Park Point has one- and two-bedroom residences with varying floorplans. The apartments have oversized windows with Prospect Park views. Features include white oak flooring, stacked in-unit washer and dryers, expansive walk-in closets and, at select units, private outdoor space. Kitchens are outfitted with custom cabinets, quartz countertops, backsplashes and black stainless steel appliances from Samsung, Whirlpool and Frigidaire.

FXCollaborative and INC worked with global architecture studio Woods Bagot to develop the property’s nearly 20,000 square feet of curated amenities, including One Park Point’s two rooftop terraces which total 15,000 square feet and offer views of Manhattan, the Verrazano Bridge, Coney Island and Prospect Park. Situated on the 12th floor, the larger of the two rooftop areas features barbecues, a pizza oven, fire pits and turf for outdoor fitness classes. The roof deck on the 13th floor has a sundeck with a barrel sauna and cold plunge pool.

Interior amenities include a fitness center with a studio room, dog-washing station, children’s playroom, library, coworking area, lounge and game room.

One Park Point has about 5,300 square feet of retail space and more than 100 parking spaces along with electric charging stations.

With its proximity to the park and townhouse-lined streets, the Windsor Terrace neighborhood has a suburban feel. It has numerous retailers and restaurants including Le Paddock, a French bistro, and Wheated, a popular woodfired pizzeria. Other neighborhood features include Kensington Stables, the last operating stable in Prospect Park, and the Parade Grounds tennis courts. Cultural destinations are also located nearby including Kings Theater and the Lena Horne Bandshell in Prospect Park, where “BRIC Celebrate Brooklyn!”, an outdoor arts festival, is held every summer.

Nearby public transit options include the F, G and Q subway lines, and the B68 bus.

JEMB Realty has developed the borough’s tallest office building to date, One Willoughby Square, a 34-story tower in downtown Brooklyn.
