Luxury Community Comes Online in Chicago Suburb

The transit-oriented Glen Ellyn property is locates 25 miles from the metro's downtown.

REVA Development Partners has completed Avere on Duane, a 48-unit luxury community in Glen Ellyn, Ill. The developers worked with Kinzie Builders and architect BSB Design Inc. on the $15 million multifamily project, with occupancy of the first units already underway.

The four-story building sits on 1.2 acres at 437 Duane St., close to the Glen Ellyn rail station. Apartments floorplans range from one- to two-bedrooms with den options. Units range from 868 to 1,615 square feet and offer upscale finishes. The property also includes surface and underground parking, as well as a community room.

The transit-oriented property is located in central Glen Ellyn, 25 miles from downtown Chicago. Local shops and restaurants on Main Street are within walking distance and Glen Ellyn Public Library is just across the street. Several golf courses and nature preserves surround the suburb, which is also 2 miles from Wheaton College’s east campus.

An already-occurring shift to the suburbs has received a demand boost from the pandemic-related deurbanization phenomenon, with many residents looking for more access to outdoor areas. Avere on Duane was planned from the start with young professionals, relocating families and empty nesters in mind, said Steve Spinell, principal of Kinzie Builders, in prepared remarks.

This suburban expansion is also mirrored by a recently completed 17-story multifamily tower in nearby Oak Brook. The community developed by Hines is the submarket’s first apartment building.
