LMC Breaks Ground on Seattle Mixed-Use Project
Ovation is a 548-unit luxury apartment community scheduled for completion in 2021. The development also features 6,000 square feet of ground-level retail.
LMC has begun construction on Ovation, a luxury mixed-use multifamily community in Seattle’s First Hill neighborhood. The high-rise property is scheduled for completion in 2021.
The community will feature two 32-story towers comprising 548 units and 6,000 square feet of ground-floor retail. This allows for the inclusion of a full-service restaurant in the west building, located adjacent to a 9,000-square-foot outdoor plaza with a water feature. Ovation will include studio, one- and two-bedroom floorplans, as well as two-story penthouse layouts. Interior features will include smart home technology such as Alexa-enabled lighting, thermostats and window shades, as well as electronic door entry. Common area amenities include:
- state-of-the-art-fitness center
- coworking spaces
- movie room
- pet spa and covered pet run
- resident lounges
- rooftop pool
- children’s play area
- outdoor fireplaces, grills and seating
- bike stations for storage, wash and repair
The property is being developed in a partnership with QuadReal Property Group and JTM Construction, architect Perkins + Will, civil engineer Coughlin Porter Lundeen and structural engineer DCI Engineers.
The development is situated within close proximity to the Central Business District and less than a 10-minute walk to South Lake Union’s tech sector and the entertainment options in Capitol Hill. The block will be shared with Town Hall and residents will have access to the nearby Interstate 5, as well as two major bus lines.
Booming Seattle Market
“Starting construction on this community is the culmination of a wonderful, collaborative process working with our neighbors at Town Hall, the First Hill Improvement Association and the Freeway Park Association,” said Brad Reisinger, division president of LMC for the Pacific Northwest, in a prepared statement. “In coordination with each entity, a plan was crafted to create a great pedestrian experience across the entire block, which then transitions seamlessly to the park and ultimately to downtown. We believe Ovation’s sleek cosmopolitan apartment towers and large public plaza will complement Town Hall and the character of First Hill’s streetscapes, presenting a one-of-a-kind living experience for our future residents.”
LMC continues to be active within multiple submarkets throughout the Seattle area. The firm recently completed The Whittaker, Twenty20 Mad and Axle, a 226-unit luxury apartment community that opened back in December of 2018.
Prior to that, in October of 2018, the company began leasing at Valdok, a luxury apartment community in Seattle’s neighborhood of Ballard. The first phase of the seven-story development has already been completed and the second phase is scheduled for completion later this year.
