LIV Development Breaks Ground Near Tampa

The firm acquired the site for the 348-unit luxury project last year.

LIV Development has broken ground on Livano Nature Coast, a 348-unit luxury multifamily development in Spring Hill, Fla. The firm acquired the land late last year for $4.4 million. LandSouth Construction is the general contractor and Baker Barrios the architect. Completion is scheduled for the fall of next year.

The garden-style community will incorporate 15 three-story buildings, encompassing one-, two- and three-bedroom floorplans that are expected to average more than 1,000 square feet. Community amenities are slated to include a swimming pool, miniature golf course, pet center and pickleball courts, as well as a 10,000-square-foot clubhouse.

Located at 2950 Landover Blvd., the roughly 32-acre site is close to Highway 589, which provides connectivity to major thoroughfares, placing the property some 40 miles north of downtown Tampa. Livano Nature Coast will also be near Spring Center, a 450-acre project approved in 2018 for 3,000 homes, 750,000 square feet of retail and 250,000 square feet of office space.

LandSouth President & CEO James Pyle stated in prepared remarks that the growth of the Spring Hill market has generated unprecedented demand for luxury multifamily options. The firm has been very active throughout the state of Florida. Recently, LandSouth partnered with Integra Land Co. for the development of a luxury community in Daytona Beach, as well as a 364-unit residential tower in Orlando.
