LeCesse Debuts Phase 3 of Suburban Orlando Project
The community is less than 1 mile from the area’s major airport.
LeCesse Development Corp. has opened TRIO at JubiLee Park, a 292-unit luxury apartment community in suburban Orlando.
The community’s opening marks the third addition to the locally based developer’s three-phase JubiLee Park project, which is located less than a mile north of Orlando International Airport. The other two projects, BellaNova at JubiLee Park and Cortland at JubiLee Park, opened in 2019 and 2015, respectively. With the addition of TRIO, the JubiLee Park development totals 934 units.Â
Completing the trio
According to Yardi Matrix information, TRIO began construction in 2022, and is subject to a $67.9 million construction loan provided by Western-Southern Financial Group and Famlee Investment Co. FORUM Architecture desFDDigned the community, while Florida Engineering Group Served was civil engineer on the project and Roger B. Kennedy Construction provided general contracting services.
TRIO comprises a mix of studio, one-, two- and three-bedroom apartments spread across three four-story buildings. Unit interiors include plank flooring, quartz countertops, as well as Wi-Fi-enabled thermostats and smart locks. Amenities at the 10.5-acre community include a 11,000-square-foot clubhouse that includes a fitness center, coworking space and communal kitchen, as well as a game room and theater. TRIO’s outdoor amenities include a swimming pool with cabanas, alongside fire pits and a dog park.

Like its nearby JubiLee Park neighbors, TRIO, located at at 7663 Jubilee Park Blvd., lies half a mile above an onramp to Florida State Road 528, which connects to most of the major highways serving the greater Orlando area. The city’s Business District lies eight miles to the northeast.
Activities in Orlando
Alongside its opening of TRIO, LeCesse has been active on both the development and investment fronts. Back in November, the firm sold Avila, a 269-unit luxury community located in Oviedo. An active development is The Sarah at Crescent Park, a 252-unit community projected to finish construction later this year.
Despite a deceleration in rents and lagging transaction volumes, Orlando continues to see a strong development pipeline, with Yardi Matrix reporting 154,366 units coming online between January and June of last year, a 60-basis-point year-over-year increase in deliveries from the same period.
