Leasing Goes Fully Green and Virtual at Manhattan’s MiMA Residential Tower

New York--Through the Related Companies website, future residents can facilitate a lease agreement from start to finish without touching a sheet of paper.

New York–One month ago, Related Companies opened the doors of MiMA, a luxury mixed-use apartment and condominium high-rise in Midtown Manhattan, and now it is giving prospective renters the opportunity to take the leasing process to new heights of sustainability. Through the developer’s RelatedRentals.com website, future residents can facilitate a lease agreement from start to finish without touching a sheet of paper–or even shaking a single hand, for that matter.

“We first launched online leasing in August of 2009 for our rentals portfolio, becoming the first national developer to offer a fully online method of signing a lease,” Daria Salusbury, senior vice president of Related and head of the company’s luxury residential leasing operations, tells MHN. MiMA is the latest of the company’s residential properties to offer the 100 percent virtual leasing option.

Carrying the address of 450-460 W. 42nd St., MiMA is a 63-story building featuring 500 upscale studio, one- and two-bedroom apartments spanning floors 7 through 50, in addition to 151 lavish condos at One MiMA tower, which spans floors 51 to 63 of the glass skyscraper.

Those preferring luxury rental living can avail themselves of RelatedRentals.com for their search, and once they commit, for practically every residential need. “Our website has many great features that residents appreciate, including online floor plans, as we have a great variety, neighborhood information and up-to-date searchable availabilities,” Salusbury says. The website displays apartments in real time and provides extensive details on property amenities and services. At MiMA, that list includes M Club, a 44,000 square-foot offering that includes a comprehensive 18,000 square-foot fitness center exclusive to residents, 14,000 square feet of outdoor space, an Internet café and Dog City, a staffed pet spa for four-legged residents.

In addition to apprising potential renters of a property’s special offerings and current neighborhood attractions and happenings, RelatedRentals.com provides an IM chat option with leasing representatives and, ultimately, the online submission of a lease agreement. “A majority of our leases are still executed in person, but it offers renters who have been to the property the ability to complete the transaction at home, or those that have rented within our portfolio before to simply log on and choose an apartment,” she notes.

After sealing the deal, new residents can orchestrate their relocation with move-in coordination services that can be arranged through the website. There is help for everything from selecting the appropriate moving company to arranging to have the utilities activated.
