Lang Partners Breaks Ground on Fort Worth Community
The Dallas-based developer is bringing the high-end, 390-unit project to the city's Near Southside district, a neighborhood in the midst of revitalization.
Dallas-based Lang Partners LLC has broken ground on The Cooper, a $65 million, 390-unit community in the Near Southside district of Fort Worth, Texas. Located at 1001 W. Rosedale St., the five-story project is scheduled for completion in August 2020.
The Cooper will deliver a mix of apartments, lofts and townhomes ranging from one to three bedrooms, and featuring 10-to-12-foot ceilings, walk-in closets, private terraces and upscale contemporary designs. Monthly rents for the 600-to-1,810-square-foot dwellings will range from $1,200 to $4,000. Community amenities will include an infinity pool, sundeck and private cabanas, a yoga studio and six-level garage.
Near Southside is emerging as a business and residential hub, as the formerly struggling area just south of downtown Forth Worth reaps the benefits of a long-term urban renewal effort overseen by the Near Southside Inc. neighborhood association. The area is also home to several large hospitals, providing a strong employment base.
“So what you have is major employment right next to really unique entertainment options—bars, restaurants, little boutique hotels, things like that,” Dirik Oudt, co-founder and director of development at Lang Partners, told Multi-Housing News.
Taking on new challenges
Oudt noted that assembling the seven or so pieces of land to create the site for The Cooper was no easy task. “But now that we’re all done and we’ve broken ground, it’s going to be the only major, institutional-size apartment project in this neighborhood that has walkability. And our company focuses on the value creation that you get from being walkable.”
The Cooper marks the multifamily developer’s largest project so far. Working with Lang Partners on the development are KWA Construction as the general contractor, GFF as the architect and Moore Design Group as the interior designer.
Founded in 2009, Lang Partners has developed 2,500 units valued at more than $500 million, primarily in Texas. The company is focused on expanding its portfolio in growth markets, such as Houston, Austin, San Antonio, Dallas, Atlanta, and Charlotte, according to Oudt.
Lang Partners broke ground on a 327-unit, Class A multifamily project nearby the site of The Cooper at 1108 7th Ave. in 2016.
