Landmark Properties Expands Student Housing Portfolio
The four communities will add a total of 3,100 beds across Georgia, Florida, Michigan and Washington.
Landmark Properties has broken ground on four new student housing communities in locations from Seattle to Orlando, Fla., adding 3,100 beds to its portfolio. The quartet of projects include the company’s most ambitious project to date.
“It’s no secret that complexities and challenges are common in the development and construction industries,” Wes Rogers, Landmark Properties’ president & CEO, told Multi-Housing News. “For these projects, the main thing was monitoring the pandemic and making sure we were able to move ahead with permitting and construction processes while keeping our team members safe and adhering to public health ordinances.
“The pandemic started to have significant impacts across the country during a critical period of time immediately preceding these construction starts. As an industry leader, our strategic business model, expertise and long-standing relationships with capital partners put us on the right path to close these deals and continue to excel, even during these challenging and uncertain times.”
The four projects are the following:
The Retreat on Milledge, University of Georgia
Located 1.5 miles south of campus, Retreat on Milledge in Athens will be a cottage-style, purpose-built community featuring 594 beds, and four distinct floorplans of three- and five-bedroom cottages with private bath-to-bedroom parity. A resort-style pool with hammocks is among the common-area amenities. The community is slated for a 2021 delivery.
The Retreat at Orlando, University of Central Florida
Situated 1.2 miles from UCF, Retreat at Orlando is a 138-unit, 602-bed cottage-style community featuring four- to six-bedroom floorplans. Cottages feature large closets, high-speed Internet, cable and private bathrooms. Common-area amenities include a jumbotron and gaming lounge. Delivery is anticipated in 2021.
The Standard at Ann Arbor, University of Michigan
A total of 421 beds are spread across 218 studio to four-bedroom units in this off-campus student housing community. The property will feature almost 6,000 square feet of ground floor retail space. Residences include high-end finishes, gourmet kitchens, ample cabinet space and all appliances. A study lounge with cafe is among the amenities. The community is slated for a delivery in 2022.
The Standard at Seattle, University of Washington
Landmark Properties’ largest single project to date, this is an urban high-rise community located within easy walking distance of the campus. The development features 1,545 bedrooms, offers floorplans extending from studios to six-bedrooms, and includes 446,000 square feet of residential area and almost 8,000 square feet of retail space. A pair of rooftop pools with hot tubs crown the list of amenities. Delivery is slated for 2023.
