LA-Area Senior Living Community Welcomes First Residents

The project marks Griffin Living’s first property to open under the Varenita brand.

Griffin Living has opened Varenita of Simi Valley, a 102-unit senior housing community in Simi Valley, Calif. The property marks the senior living developer’s first property under the Varenita name. Another Varenita-branded assisted living and memory care facility is scheduled to open in Westlake Village, Calif., in April.

In 2018, Canyon Partners Real Estate provided $10.9 million in preferred equity to Calabasas-based Griffin Living to fund the ground-up senior living project.

Located at 3921 E. Cochran St., within the Griffin Plaza shopping center, Varenita of Simi Valley offers 75 assisted living and 27 memory care units across 97,000 square feet. The assisted living segment features studios as well as one- and two-bedroom apartments with floorplans that range between 403 and 1,042 square feet. Meanwhile, the memory care facility offers 405-square-foot studios.

The pet friendly senior living facility features multiple dining rooms, a bar, a bistro and lounge, a salon and spa, a fitness center, a theater, game rooms and an art studio. Residents and visitors also have access to walking paths and two outdoor patios outfitted with grilling and dining areas. Varenita of Simi Valley offers services such as health monitoring, scheduled transportation as well as concierge, housekeeping and laundry services, among others.

The property just off California State Route 118 is within 4 miles of Chumash Park and Trail, some 2 miles away from Adventist Health Simi Valley and roughly 9 miles from Ronald Reagan Presidential Library. Downtown Simi Valley is 5 miles southwest.
