KTGY Designs Award-Winning $10M Seniors Community
Heritage Oaks Senior Apartments, a seniors community in Oakdale, Calif., has recently opened. The $10 million community is environmentally friendly and has earned LEED Platinum certification.
Oakdale, Calif.—Heritage Oaks Senior Apartments, a seniors community in Oakdale, Calif., that opened in 2012, has recently earn LEED Platinum. The $10 million community is designed by KTGY Group Inc. and developed by Central Valley Coalition for Affordable Housing and Adroit Development Inc. It is currently 100 percent leased.
Heritage Oaks Senior Apartments includes 50 units that include one- and two-bedroom apartments in two two- and three-story buildings. The rents range from $483 to $787 a month, depending on income.
Amenities include a community center with a Great Room, hobby and craft studios, a theater, game room, gourmet kitchen, fitness center, technology center and learning center. Additionally, there are outdoor amenities such as a patio area with a barbeque center, as well as a fountain and lounging areas.
But what really stands out about the community is its philosophy towards its residents.
“Today’s seniors are more active and in better shape, and they don’t think of themselves as ‘retired,'” KTGY Principal Manny Gonzalez, AIA, LEED AP and lead designer for Heritage Oaks, tells MHN. “They are just getting ‘started!’ This is the generation that invented computers, so these seniors want their iPads and technology and game rooms with Wii games. Who needs a mail room, computer room or library when you have iPads, email and WiFi? A theater room is now more than just a place to watch movies. It is a ‘technological playground!'”
Gonzalez adds, “It is no accident that active seniors want many of the same amenities that Generations X and Y want. These seniors want to stay connected and have fun, too.”
Heritage Oaks Senior Apartmens recently won three NAHB Best of 50+ Housing Awards, including Gold Award Winner—Best 50+ Outdoor Amenity; Innovation Award winner for the Outdoor Amenity; and Silver Award winner for Best 50+ Affordable Rental Community.
