KDC Starts Work on Mixed-Use Property in Suburban Dallas

Richardson, Texas—Developer KDC has unveiled plans for the initial phase of a transit-oriented development located on 186 acres in Richardson, Texas, an affluent inner suburb of Dallas. The entire development will be called CityLine—a choice the company also unveiled—and the first phase will be a mixed-use property that includes 520 multifamily residential units.

According to the company, the name CityLine was picked since the development is on the border of two cities, Richardson and Plano. It counts as a TOD because of its close proximity to the Dallas Area Rapid Transit’s Bush Turnpike Station on the system’s Red Line, which is two stations from the current northern terminus in Plano and connects with downtown Dallas.

The focal point of the initial phase will be CityLine Plaza, designed by Office of James Burnett, the landscape architect of downtown Dallas’ Klyde Warren Park, which was completed last year. Framing CityLine Plaza—fronting Plano Road, and located along State Street—will be more than 92,000 square feet of retail, restaurant and entertainment space. KDC has tapped Dallas-based Retail Street Advisors to start pre-leasing and marketing.

CityLine Plaza is being designed along new urbanism principals, notes KDC, specifically oriented and scaled for pedestrians, and to encourage sidewalk and patio activity and promote community interaction and gathering throughout the day. At full buildout, the project will contain about 6 million square feet of office space, two hotels, 3,925 multifamily residential units, 300,000 square feet of grocery, restaurant, entertainment and retail space, and three parks.

In July, KDC announced that insurance giant State Farm will lease 1.5 million square feet in three of the project’s office towers. The office buildings will consist of a 13-story tower, 15-story tower and 21-story tower, each one to be located on a five-level parking structure along with ground floor retail space. The first phase of CityLine is slated for completion in 2015.
