Kaplan-Morgan JV Announces Plans for One City Walk in Sandy Springs, Ga.
Kaplan Residential and George S. Morgan Development Company Inc. announce plans to build a luxury mid-rise, mixed-use community in the master planned development known as City Center in Sandy Springs, Ga.

Atlanta and Sandy Springs, Ga.—A joint venture between Kaplan Residential and George S. Morgan Development Company Inc. announced its plans to start a 203-unit luxury mid-rise, mixed-use community in the master planned development known as City Center in Sandy Springs, Ga., about 15 miles north of Atlanta. Construction is expected to begin on One City Walk in June of this year and the first units are anticipated to be delivered in August 2015.
The community will be located at the corner of Roswell and Hammond Roads. In addition to the residences, the project will include 8,000 square feet of street-facing retail space. The amenity package will feature a rooftop deck with skyline views of Central Perimeter, Buckhead, Midtown and Downtown Atlanta. Other features of the rooftop deck include a pool, tanning deck, grill station, and bocce ball court. Additional amenities include a fitness center, club room, business center and dog park.

All of our market research indicates that there is pent-up demand for luxury rental housing in this burgeoning community which is rich with growing business and services but lacks new luxury apartment development.”
Residences in the community will certainly bring the luxe factor. Units will be offered in one- and two-bedroom floor plans and will feature 9- or 10-foot ceilings, granite countertops, stainless steel appliances, and stand-up showers. Kitchens, bathrooms and living rooms will don upscale tile and plank flooring.
“One City Walk captures the essence of what we hope to accomplish with revitalizing the Roswell Road Corridor and developing our City Center,” says Sandy Springs Mayor, Rusty Paul. “With its mix of live and play, the project is a welcome addition to the area’s transformation.”
Niles Bolton Associates will handle One City Walk’s architecture and design, and Choate Construction has been tapped as the general contractor for the project. Greystar has been contracted to handle management and leasing for the residential portion of the community, while Crim and associates will handle the retail side.
The Sandy Springs City Center is being developed as a ‘live, walk, play’ neighborhood. One City Walk’s residents will enjoy a location with a Walk Score of 88, due to its proximity to retail, shopping and other services, as well as transit options.
