JV Tops Out Austin Tower
The project sits on Lady Bird Lake and is adjacent to hiking and biking trails.
Trammel Crow Co. residential subsidiary High Street Residential, BDT & MSD Partners and River Street Partners have topped out their 700 River community in Austin, Texas.
Located at 700 River St. in Austin’s historic Rainey District, the 377-unit tower has reached its maximum 500 feet in height. The project was launched in September 2022 and first move-ins are scheduled for this fall.
The residential tower will rise 43 stories and include a mix of apartments ranging from studios to three-bedroom units. Also included will be a limited number of penthouse residences, all featuring unobstructed views of Lady Bird Lake. Residents of the tower will be able to take advantage of more than 30,000 square feet of private onsite amenities. The Ann and Roy Butler Hike-and-Bike Trail at Lady Bird Lake, a 10-mile circuit with more than 200 acres of lush surrounding parkland, is located near the community.
Also included in the elevator-served building, which occupies a net site size of 0.25 acres, will be a hotel and 3,400 square feet of ground-floor retail space.
New trailhead
The development team is partnering with The Trail Conservancy, formerly The Trail Foundation, to sponsor the new Rainey Street Trailhead. More than 200 restaurants, bars and retail establishments are located within a 10-minute walk of the property. The location also provides direct access to Interstate 35 and East Avenue via River Street.
HKS is the architect on the project, with collaboration provided by Lake Flato Architects. The general contractor is DPR Construction. Additional partners in the project are No Walls Studio, Civilitude, Thornton Tomasetti, Blum Consulting Engineers, Campbell Landscape Architecture, Clodagh Design and Waldrop + Nichols Studio.
The developers plan to seek Austin Energy Two Star Certification, LEED Silver and Fitwell Certification.
