JV to Develop Waterfront 55+ Community in Atlanta

Atlanta—Oak Hall Cos. and Jim Chapman Communities are teaming up to develop their fourth and largest active adult community in the greater Atalanta area. Starting in the spring of 2017, the partnership will begin developing 206-acres of lakefront land in Gainesville, Hall County, that will include 739 residences of various types. Construction of the property is expected to begin in fall 2017.

The breakdown of residences include: 249 single-family detached homes; 32 cottages; 107 terrace homes; 27 stacked flats; 175 independent living units; and 150 assisted living/memory care units. The mixed-use community will include 1.1 miles of Lake Lanier frontage with 140 boat slip docks, as well as 24,000 square feet of retail, office and restaurant space.

Other amenities will include a clubhouse and outdoor swimming pool. As part of the project, the developers also plan to donate land to the to build a new fire station.

The community is located just a half mile from the McEver Road/Highway 53 intersection, one mile from Gainesville and close to the Georgia Medical Center.

“This Lake Lanier location, in particular, offers active adults many outdoor recreational opportunities, while they’ll also be close to the city with its cultural events, sports teams and international airport,” said Atlanta native Jim Chapman, president of Jim Chapman Communities and 2016 Chairman of the NAHB 55+ Housing Industry Council.

Chapman’s firm, which began developing active adult communities in 2005, is also developing several other age-restricted communities in Atlanta. They include: Sweet Briar Farms, a gated community in Cherokee County that’s being developed on 68 acres of former farmland; The Overlook at Old Atlanta, a gated community in South Forsyth County that will feature 130 homes, including 56 detached single-family home and 74 attached villas; and The Cottages at Horseshoe Bend, a planned 19 single-family detached home community near the Horseshoe Bend country club near the Chattahoochee River in North Fulton.
