JV Opens New Brooklyn Mixed-Use

The project was capitalized via an opportunity fund.

A joint venture between Quinlan Development Group and GTIS Partners has opened Longview, the partners’ mixed-use community located at the intersection of Park Slope and Gowanus in Brooklyn, N.Y. With an address at 380 4th Avenue, the 17-story, development includes 197 residences, 30,000 square feet of amenities and 14,000 square feet of retail space.

GTIS Opportunity Fund I capitalized the project. The tax-advantaged fund targets residential and industrial projects in undercapitalized areas that have been marked for economic development and housing as well as job creation.

Corcoran New Development is handling leasing at the new community.

Longview’s units mix is sectioned into 142 one-bedroom, some with home offices, and 55 two-bedroom residences. Almost one-quarter, or 50, of the units are designated as affordable.

Residences feature oversized custom windows with roller shades, soft-close white upper and modern oak lower cabinetry, custom millwork, Spanish oak bathroom vanities and grey ceramic tiled floors. Some of the units provide private patios, balconies and rooftop terraces with views of New York Harbor, Lower Manhattan and the Downtown Brooklyn skyline.

Among Indoor amenities are a 15th floor sunset lounge with media room, private dining room and co-working spaces. A fitness center with yoga studio, speakeasy-inspired game and billiard lounge, children’s playroom, private work-from-home lounge, golf simulation room and indoor parking garage with EV capabilities are among additional indoor amenities.

Outdoor amenities at Longview are a 3,600-square-foot rooftop area with unobstructed views of Brooklyn and Manhattan. It features barbecues, shaded dining areas, a wet bar, dog run and open lawn with sun loungers. A 1,600-square-foot landscaped dining and private party terrace offers lounge seating, gas firepits, an outdoor gym and dog run.

Longview is situated a few blocks from Prospect Park, and has quick access to several public transit options. The F, G and R subway lines are within several blocks of the property.

Goings-on in Gowanus

The South Brooklyn area is a hotspot for mixed-use development, as builders look to fill sites once occupied by industrial properties.

Two weeks ago, a joint venture of PMG and The Carlyle Group announced the grand opening of Society Brooklyn, a new 21-story, 517-unit multifamily community, also located in Gowanus. The project is part of an 80-block rezoning effort.

Earlier this month, a joint venture between Charney Cos. and Tavros landed the funding to acquire and develop 175 Third St., where the partners intend to build the fourth building in their Gowanus Wharf project. When completed, this will be the largest building in Gowanus.
