JV Brings Luxury Living to Jersey City
Hartz Mountain Industries and Panepinto Properties developed the LEED Silver-certified TOD, which includes 13 stories and 240 units. The community is already 40 percent leased.

Joint venture partners Hartz Mountain Industries and Panepinto Properties unveiled the completion of their newest project, 3 Journal Square in Jersey City, N.J. Designed by Marchetto Higgins Stieve, the community features a grey and black exterior design and is located within walking distance to the Journal Square Transportation Center. A total of 160 of the 240 units have already been leased since pre-leasing began in late March, making the building more than 40 percent occupied.
Amenities Package
The 13-story building stands tall at 2935 John F. Kennedy Blvd. and offers studio, one-, two- and three-bedroom floorplans ranging from 496 to 1,260 square feet, plus a penthouse level. Apartment features include open layouts, New York City views, chestnut wood vinyl flooring, granite kitchen countertops, quartz bathroom countertops, stainless steel ENERGY STAR appliances, large closets and washer/dryers.
The community offers an extensive list of amenities, both indoor and outdoor. The pet-friendly building includes a dog run, covered parking garage with ZipCars available, a rooftop with skyline views, lounge areas, communal tables and a fire pit, a resident lounge with fireplace and billiards, a health and fitness center that offers virtual classes, a party room, conference room, children’s play area, Wi-Fi throughout the amenity spaces, 24-hour concierge and maintenance services, a valet dry cleaning service and housekeeping.

3 Journal Square is located near shops, dining and the PATH, which offers service to Manhattan. The LEED Silver-certified community also includes local art from Jersey City, Hoboken and Brooklyn. Curated by Stefania Panepinto of Panepinto Fine Art, 37 pieces of large-scale paintings and digital pigment prints are displayed across the public amenity spaces and resident corridors.
