JV Breaks Ground on Upscale Dayton-Area Apartments

Mills Development and Hills Properties began work on a 312-unit community adjacent to Cross Pointe Shopping Center in Centerville, Ohio. The project will be known as Allure Luxury Apartments.

A new joint venture between Mills Development and Hills Properties began construction on Allure Luxury Apartments, a seven-building upscale apartment community in the heart of Centerville, Ohio. This is the first residential development for Mills. The 312-unit asset is scheduled for completion in late 2018 and will be managed by Hills.

Allure will be located at 350 Arden Way, on a site that has sat idle for more than a decade, after the Showcase Cinemas theater closed in 2006. The project also features private suite and dual private suite floorplans that include an additional half bath for guests. Interiors will feature quartz countertops, 42-inch cabinets, stainless appliances and wood grain flooring options. Amenities will include:

  • a two-story fitness center
  • executive conference room
  • cyber café
  • outdoor living spaces
  • salt-water pool
  • bark park
  • bocce ball court
  • 655 parking spaces

According to the Dayton Daily News, Mills Development purchased the roughly 15-acre property in 2014 for $1.7 million. Adjacent to the Cross Pointe Shopping Center, the community will provide easy access to Interstate 675 and Route 48.

Pedestrian appeal

Allure residents will be able to walk to restaurants, entertainment venues and a multitude of retail shops, as the property is being built next to Cross Pointe. “Allure will exceed all expectations of luxury apartment living in the area. We’re taking the design and details to the next level for today’s discerning renter,” said Hills Properties Executive Vice President of Operations Brandon Guttman, in prepared remarks.  

Last year, Miller-Valentine Group and Ackermann Group broke ground on another luxury apartment community in the Dayton metropolitan area.
