Invesco Buys Dallas-Area BTR Community
The property debuted nearly a decade ago.

Invesco Real Estate has acquired Horizon at Premier, a 122-unit build-to-rent asset in Plano, Texas. Starboard Realty Advisors sold the property, according to Yardi Matrix data. Institutional Property Advisors represented the seller and procured the buyer.
Starboard purchased the community in 2019 from NexMetro, funding the acquisition with an $18.7 million Fannie Mae loan issued by PGIM, the same data provider shows.
NexMetro delivered Horizon at Premier, formerly known as Avilla Premier, in 2017. At the time, it was the firm’s first Avilla-branded Dallas-Fort Worth build-to-rent community and the first such development outside of Arizona.

Horizon at Premier currently encompasses detached units that average 996 square feet, featuring 10-foot ceilings and private backyards with patios. The BTR property includes some of the best multifamily amenities, such as a swimming pool, a spa, walking paths and a gym. The community held an average occupancy rate of 95 percent on a trailing 12-month basis prior to IPA’s listing.
Located at 3409 Premier Drive, Horizon is less than 1 mile from U.S. Route 75 and within walking distance of numerous retail outlets. AT&T’s move from downtown Dallas to Plano, where it plans to build a new $1.35 billion base of operations, will bolster future submarket demand.
IPA Senior Managing Directors Joey Tumminello, Michael Ware and Taylor Hill, together with Executive Managing Director Drew Kile and Associate Jack Windham, brokered the deal.
The BTR sector fared better compared to the broader multifamily asset class, having an edge on national advertised rent growth in August, according to a Yardi Matrix report. BTR rates were up 0.5 percent year-over-year, 10 basis points above the multifamily metric. Similarly, occupancy clocked in at 94.8 percent in July, marking a 60-basis-point lead.
Invesco’s BTR-oriented investment
Invesco managed more than $84 billion in global real estate assets across public and private sectors as of September 2025, according to its website. The firm deepened its BTR commitments in 2021, when it acquired a 75 percent stake in AVANTA Residential, an affiliate of Hunt Cos.
Just this year, AVANTA closed on a preferred equity investment in Verdot Capital’s development of Amare Rio Rancho, a 128-unit BTR project in metro Albuquerque, N.M. In 2025, the firm made another preferred equity investment in a 203-unit development in Conroe, Texas, near Houston, dubbed Boardwalk Village. This property debuted in May.
