EQT to Acquire Stockbridge in $375M Deal

The buyer is planning an expansion into alternative living properties.

EQT AB has agreed to pay $375 million to acquire Stockbridge, a real estate investment firm focused on residential and industrial assets, in an all-cash deal. An additional $175 million in cash earnouts is tied to performance targets.

The deal would add Stockbridge’s $16.5 billion in fee-generating assets under management, including 19,800 residential units, to EQT’s real estate platform. Sweden-based EQT said in a news release that the purchase would help the firm expand its alternative living strategies through Stockbridge’s expertise in manufactured housing, with potential growth into student and senior housing.

The transaction is expected to close in the first quarter of 2027, pending customary closing conditions and investor consents.

Stockbridge, with 185 U.S. employees across six offices, will operate as a business unit within EQT Real Estate after closing. Stockbridge CEO Terry Fancher will become vice chair of EQT Real Estate, reporting to EQT Global Head of Real Estate Henry Steinberg. Tuba Malinowski, currently executive managing director at Stockbridge, will become head of U.S. diversified real estate at EQT.

In August, Stockbridge paid $132 million to acquire Alta Potrero, a 172-unit luxury community in San Francisco, from developer Wood Partners, The Real Deal reported. With a per-unit cost of more than $767,000, the transaction was the most expensive deal in the city since June 2024.
