Highline Real Estate Buys East Georgia Self Storage Facility
The recently completed property traded for $14.1 million.
Highline Real Estate has acquired Eclipse Self Storage, a 105,714-square-foot self storage facility in Evans, Ga., for $14.1 million, Columbia County records show. A private owner sold the recently completed property.
The same source shows that the facility was subject to an $8.8 million acquisition loan, provided by First Horizon Bank. According to Yardi Matrix data, the asset became subject to a $9.1 million construction loan in 2020, funded by Pinnacle Bank.
Michael Morrison of Midcoast Properties worked on behalf of the buyer in the transaction.
Completed late last year, the facility is a three-story building that sits on 4 acres. Apart from climate-controlled units ranging from 25 to 300 square feet, the property also features a rental office and conference room. On-site amenities include video surveillance, dollies and carts, contactless renting, gated access and space for parking.
Located at 5090 Washington Road, the property is near the border between South Carolina and Georgia, 15 miles northwest of Augusta, Ga. The facility is one of the four available within a 3-mile radius, totaling 15.1 net rentable square feet per capita, according to Yardi Matrix.
Midcoast Properties brokered several transactions in the Southeast last year, as well. In July, the company represented a regional buyer in the acquisition of Clemson Climate Storage in Pendleton, S.C., and later worked on behalf of a seller in the transaction for 265-unit storage facility in Linden, N.C.
