Hanover JV Opens 40-Story Houston Tower
The project is part of a master plan that calls for more than 1,400 apartments and 350,000 square feet of office space.
A partnership between The Hanover Co. and Mitsui Fudosan America has finished construction on and opened Hanover Buffalo Bayou, a 40-story, 317-unit luxury apartment community located in Houston. The project joins two other Hanover properties located at the 14-acre mixed-use Autry Park development.
According to Yardi Matrix, Hanover Buffalo Bayou began construction in 2023, and was subject to a $130 million construction loan provided by Sumitomo Mitsui Bank.
The development includes a mix of one- and two-bedroom units, along with several three-bedroom penthouses, according to the same source. Units average 1,276 square feet, and the ground floor also contains 5,000 square feet of retail space.
Community amenities include a courtyard, pool, firepit area, clubhouse, fitness center and cinema. To capitalize on the new structure’s height, Hanover Buffalo Bayou contains a level plate change midway through the building, which allows for larger spaces on the upper floors with upgraded appliances and plumbing.
The property is located at 707 Marston St., within 4 miles of downtown Houston and about 21 miles from George Bush Intercontinental Airport.
Development to continue at Autry Park
At 40-stories high, Hanover Buffalo Bayou stands taller than its two predecessor assets – Hanover Autry Park and Hanover Parkway – which rise 24 stories and eight stories, respectively. Those communities opened in 2022.
In September 2024, Hanover and its partner Lionstone Investments obtained $176 million from KKR in refinancing funds for the earlier two properties.

At full build-out, Autry Park will include five residential structures totaling 1,450 units, along with 350,000 square feet of office space alongside more than 100,000 square feet of retail space. According to The Hanover Co., the project is still in its early development stages.
In May, Hanover announced plans to develop Autry Park One, a 117,000-square-foot office building at Autry Park that will also include 10,500 square feet of retail on its ground floor.
