Greystar to Debut Orange County Community

The property will be the firm’s largest residential property to date.

Greystar plans to unveil its largest development ever, The Row at Red Hill, in Southern California’s Orange County. The development’s amenities, retail and public art are scheduled to open August 1. When fully completed next year, the Santa Ana property will offer 1,100 housing units, 40,000 square feet of commercial space, four parking structures and generous open space.

“The Row at Red Hill is an entire neighborhood in a 14.5-acre footprint,” Raul Tamez, Greystar senior director of development, told Multi-Housing News. “The challenge really [was ensuring] amenities, retail, a sizable dog park, enough outdoor space for residents to throw a football, an area for a beer garden or farmers’ market and public art, including the sculpture we had shipped from Italy, would fit and function in the space.”

Meeting that challenge required coordination meetings involving Greystar, the city and utility companies. “We had 100 consultants on this project,” Tamez said. “Greystar is vertically integrated, and the construction and project management teams worked together at an exceptional level to get our concept built.”

Distinctive aesthetics

The Row at Red Hill will feature an array of layouts, including studios and one-, two- and three-bedroom homes within four structures, each bearing its own aesthetic character and crowned by amenity decks. To spark pedestrian movement and social exchange, the community will feature a central courtyard, as well as smaller courtyards throughout. Part of the grounds will include pedestrian pathways, promenades and public art.

Residences will feature wood-style flooring, front-load washers and dryers and gas ranges, stainless steel Samsung appliances and ceiling fans in kitchens. A two-story, 20,000-square foot fitness club tops the amenity list. Situated at the intersection of Warner and Redhill Avenues, near Irvine and Tustin, the development is convenient to abundant restaurant, retail and nightlife opportunities.

Multiple job hubs are also located at a comparatively short distance. The urban-industrial style of the development was the work of architectural firm Architects Orange. The project’s builder is Greystar, and its interior designer Parisi.
