Glenwood Begins Leasing Planned LEED Certified Multifamily in NYC’s Midtown West Neighborhood

Glenwood has begun leasing Crystal Green, a 25-story multifamily in Midtown West Manhattan, which contains environmentally conscious elements that qualify the building for LEED certification.

New York—Glenwood has begun leasing Crystal Green, a 25-story multifamily in Midtown West Manhattan, which contains environmentally conscious elements that qualify the building for LEED certification.

“Its environmental aspects plus the beauty of the building itself makes this property appealing,” Nancy Albertson, director of leasing at Crystal Green, tells MHN. “Midtown West is a great area and we’re very close to all the public transportation so it’s easy to get up, down, across, whatever you want to do.”

Managed, owned and developed by Glenwood, Crystal Green is the company’s second sustainably built rental following the recent successfully swift leasing campaign of Emerald Green.

“Glenwood has always been environmentally conscious,” Albertson says. “We have Emerald Green on 38th St., which was built three years ago as LEED Silver, and it was our first venture into the neighborhood.”

Located at 330 West 39th St., Crystal Green contains 200 apartments designed by the Stephen B. Jacobs Group, ranging from studios to two-bedroom layouts. Monthly rents for available homes begin at $2,795 for studios, $3,545 for one-bedrooms and $4,610 for two-bedrooms.

The building was designed with a high percentage of recycled-content construction materials obtained from regional sources. There’s also a building-wide water filtration system; roof terraces with heat-reflective pavers; occupancy sensors for lighting in common areas and corridors; and eco-friendly cleaning supplies used throughout the building.

Each unit also includes environmentally friendly features, such as sustainable bamboo wood flooring, Energy Star-rated appliances and eco-friendly plumbing fixtures and faucets for water conservation.

“Every apartment has a full-size washer and dryer, the appliances are all Energy Star, there’s a disposal in every sink and instant hot water,” Albertson says. “There is abundant light as the majority of apartments include bay windows or floor-to-ceiling glass, and plenty of closet space with many offering walk-in closets.”

Also inside are gourmet kitchens, which include natural granite countertops, full backsplashes and matching granite floors. Italian-designed cabinets feature brushed stainless steel hardware and most offer convenient floor-to-ceiling pantries with glass doors.

Building amenities include a 24-hour attended lobby, state-of-the-art fitness center, furnished residents’ lounge with kitchen, children’s playroom and recreation lounge with a billiards table.

Additional amenities include available bike storage, an attended 24-hour indoor garage with electric vehicle charging stations, a fully equipped laundry facility and off-site dry cleaning valet pick up and drop off service.
