New York City—The former home of St. Vincent’s Hospital in Midtown West was redeveloped into a luxury condo building that has now launched sales.

Less than one year after Gaia Real Estate purchased the seven-story, 160,000-square-foot hospital building from the Chetrit Group for south of $160 million, the luxury units have hit the market.

Located at 416 West 52nd St., between 9th and 10th Avenues and in the heart of Hell’s Kitchen, Nine 52 offers 155 apartment units featuring amenities such as landscaped rooftop deck complete with 360 degree views, yoga and a spin room. It even has its own wine cellar, designed by SPIVAK Architects, and interior design was conceptualized by Erik Galiana.

Ranging from studios to three-bedroom units and garden duplex homes, the residences at Nine 52 feature stained oak floors, oversized windows, energy efficient water heat pump system, as well as smart home technology and individual climate control systems. Each residence is also equipped with a washer and a dryer.

The list of high-end amenities at Nine 52 also includes 24-hour concierge service, a children’s playroom, an expansive interior courtyard with a tranquil foundation, a large resident lounge with a bathroom, entertainment area and full kitchen, as well as a co-working space.

Park River Properties was selected as the exclusive sales and marketing agent for the property. With apartment prices ranging from approximately $600,000 to more than $3 million, Nine 52 has a projected sellout of $232.4 million, according to The Real Deal.
