Fifield Tops Off Next Apartments in Chicago’s River North

Chicago—Fifield Companies feted the progression of its NEXT Apartments in Chicago’s River North community with a recent topping-off party.
NEXT, a 310-unit luxury apartment project at 347 West Chestnut, is ahead of schedule as it approaches an anticipated late summer 2016 delivery. The development is now entering its interior build-out construction phase. Chicago-based design firm Soucie Horner Ltd. will design all interiors at NEXT.
When completed, NEXT will consist of a 28-story tower with studio, one- and two-bedroom residences, as well as luxury two- and three-bedroom penthouses.
Unit sizes will range from 476 to 1,727 square feet.
Luxury finishes within apartments will include plank flooring, quartz countertops, luxury tile backsplashes, Grohe faucets, oak-faced flat-paneled cabinets, GE stainless steel appliances and oversized windows.
Select units will benefit from private balconies, master bedroom walk-in closets, frameless glass showers and double-bowl bathroom vanities. The building itself will offer an array of luxury amenities, including an outdoor pool and spa next to a sun terrace, complete with cabanas, a fire pit and individual outdoor grilling kitchens with separate pergolas. A state-of-the-art fitness club with an indoor/ outdoor yoga studio, media room with oversized TV with surround sound, full demonstration kitchen, Starbucks coffee bar, gaming arcade, business center and conference room will round out the amenity package.
“When we bought this location, it seemed like a well-kept secret,” Fifield Companies Vice Chair Randy Fifield told MHN. “Today, I’m honored to see so many of our competitors with cranes here in the neighborhood. It energizes and electrifies the streetscape.”
As Fifield suggested, this particular corner of River North, once an enclave filled with loft office buildings and warehouses, has become a redevelopment hotbed.
Part of the reason for the expansion is its location. NEXT is located three blocks from CTA’s Brown and Purple Line station, and only about eight blocks from the CTA Red Line. The entrance to the Kennedy Expressway and the CTA Blue Line to O’Hare International Airport are a few blocks west of the building.
A number of increasingly popular near-in city neighborhoods are also within a short walk of NEXT. In addition to North Michigan Avenue to the east, they are Ukrainian Village and Wicker Park to the northwest and the Gold Coast north.
Shopping is also becoming more commonplace in an urban district where it once did not exist. Target recently opened a store several blocks away, and a new Jewel supermarket has opened at the corner of Des Plaines and Kinzie Streets.
At NEXT, studios ranging from 426 to 530 square feet will rent from $1,595 to $1,850 per month. Convertibles ranging from 576 to 577 square feet will fetch $1,950 to $2,050. One-bedroom apartments of 603 to 964 square feet will rent for $2,100 to $2,700. Two-bedroom apartments of 969 to 1,373 square feet will rent for $3,050 to $3,700. And penthouse apartments of 1,014 to 1,727 square feet will command rents of $4,140 to $6300 per month.
