Awesome Amenities

At Subtext, a top goal is to continue to take a resident-first approach and commit to resident wellness across our communities. Moving beyond flashy amenities, we’re prioritizing intentional, multi-functional spaces as well as curated resident programs that support both physical and mental wellbeing. Our newest projects will introduce fully built-out wellness offerings, including saunas, meditation rooms and wellness suites, alongside adaptable spaces that serve as private study areas or community hubs. By designing environments that cater to different needs—whether residents seek solitude, quiet focus, or social connection—we’re creating communities that truly enhance the renter’s living experience. —Mitchell Korte, Executive Vice President, Subtext Living

Major Efficiency

At The REMM Group, our top priority for the new year is to continue elevating the value and performance of the properties we manage by focusing on innovative strategies, exceptional service and sustainability.

To discover the most effective new strategies, we are piloting a cutting-edge Generative AI program designed to enhance leasing processes, including responding to resident questions, managing work orders, sending rent reminders, handling renewals and streamlining rent collection. Additionally, we are exploring maintenance apps to improve efficiency in work order management, record keeping, inspections, unit turns, and more.

These programs will help us identify areas of waste, with a particular focus on maintenance as a critical component of promoting sustainability. Proactive maintenance reduces energy consumption, prevents water waste, extends the life of building systems, and minimizes landfill contributions by repairing rather than replacing equipment whenever possible.

At the same time, we are strengthening partnerships with property owners and residents, ensuring every property not only delivers maximum ROI but also fosters a vibrant, thriving community. These efforts underscore our commitment to leadership in property management and reflect our belief that exceptional service drives success for everyone involved. —Susan McPeak, Corporate Ambassador, The REMM Group

A Look to the Future

Our top goal as an architecture and design practice is to complete our 2030 Vision Plan for the future of our company. We are in a transition period of new leadership and ownership and are ushering in a new generation with a set of talented, dedicated experts who will lead the way and pass it along to those who follow. During this process we identified new markets, services, and alternate income streams and are focusing on research and innovation of our practice. It was very gratifying to engage 25 passionate people with a variety of interests in this exercise and come out with alignment on our goals and excitement for the future. —Yolanda Cole, Co-Senior Principal, Hickok Cole

Building Business

At a time when there is still a persistent U.S. housing shortage, our main priority is to continue to be a trusted partner for real estate investors across the country and help them build their businesses by providing reliable financing solutions tailored to meet their needs. This year, we expect to see more part-time real estate investors becoming full-time real estate entrepreneurs. —Justin Land, President & CEO, Merchants
