ERC Holdings JV to Build Oklahoma City Community

ERC Holdings and Tradewind Properties have announced their plans to develop a 150-unit multifamily property in Oklahoma City, Okla.

The project, called PURE OKC, will be developed within Brookstone Village, a 24-acre master-planned community developed by Precor Ruffin’s Caleb Hill.

Construction on PURE OKC started earlier this month, with the first units scheduled for delivery in the fall of 2023. The project’s general contractor is Pick-It Construction Inc., the appointed architect is Courtyard Building and Block, while property management services will be provided by Greystar.

The partnership’s multifamily project is composed of four three-story buildings totaling 147,000 square feet, comprising 71 one-bedroom units and 79 two-bedroom units. All residences will be equipped with washers, dryers, energy efficient mechanical structures, Energy Star-rated kitchen instruments and interior finishes. The buildings will feature high-end finishes, spacious interiors and floorplates allowing for multiple uses.

Common-area amenities will include walking trails, a swimming pool, a 1,000-square-foot fitness center, a clubhouse, a business center, a dog park, a pocket park, greenspace areas and landscaping featuring local vegetation.

Project details

PURE OKC will be situated at the intersection of Mustang Road with 29th Street, close to Kilpatrick Turnpike and Interstate 40, offering future residents easy access to the area. The 7-acre development site is close to retail venues including Walmart and Lowe’s, and within 12 miles from Will Rogers World Airport and 19 miles of downtown Oklahoma City.

PURE OKC will be connected to the 17-acre commercial project by a network of sidewalks and private roads. Brookstone Village’s Phase I is scheduled to break ground in the first quarter of 2023 and consists of a 20,000-square-foot retail and dining area.

Scheduled to be completed in the last quarter of this year, the retail development will host a variety of tenants including a JackBe drive-thru, a coffee shop, a Domino Express shopping store, and a USE Federal Credit Union, among others. Construction on Phase II of Precor Ruffin’s project is expected to start in the first quarter of 2024.

ERC Holdings has been active in 2022. In May, the developer broke ground on PURE Lowell, a 152-unit multifamily community in Lowell, Ark. The developer and its partner, Mia Rose Holdings, also announced plans for PURE Springdale, a 234-unit community situated some 10 miles away.
