EdR Opens 304-Bed Texas Community
The Local Downtown will cater to students attending Texas State University. The development will add nearly $300 million in assets to its owned portfolio and will deliver $100 million In third-party developments this year.

EdR opened The Local Downtown, a 304-bed pedestrian-to-campus student housing community located near Texas State University in San Marcos.
Located at 210 N. Edward Gary St., just one block from Texas State University campus and The Square, the community offers a mix of studios, one-, two-, three- and four-bedroom units ranging in size from 350 to 1,441 square feet. Among nearby attractions are Torchy’s Tacos, The Hitch, Mayloos, Café on the Square and Jimmy Johns.Â
Fully equipped unitsÂ
Unit interiors include fully furnished bedrooms, fully equipped kitchens, free Wi-Fi, Ethernet, granite countertops, stainless steel appliances and ceramic tile in bathrooms. Additionally, faux wood flooring, Tempur-Pedic mattresses and private washers and dryers are available in the units. Common area amenities include:
- swimming pool
- sauna
- fitness center
- clubhouse
- bike storage
- computer lab
- game room
- media room
- study lounge
- outdoor living area with grills, TV and fire pit
EdR will add nearly $300 million in assets to its owned portfolio and deliver approximately $100 million in third-party developments in 2017. “With its pedestrian to campus location and amenity offering, The Local is one of the premiere living destinations in the San Marcos market,” EdR CEO Randy Churchey, said in a statement. “Texas State is a growing university and a market with tremendous opportunity.”
