Eco-friendly Rental Building Now Leasing in Long Island City
Douglas Elliman Development Marketing has announced that the L+M Development project, The Pearson Court Square, which transformed a vacant Long Island City lot at 45-50 Pearson Street into a 197-unit eco-friendly luxury rental building, has launched leasing efforts.

Long Island City, N.Y.—Douglas Elliman Development Marketing has announced that the L+M Development project, The Pearson Court Square, which transformed a vacant Long Island City lot at 45-50 Pearson Street into a 197-unit eco-friendly luxury rental building, has launched leasing efforts.
“Long Island City is exploding with luxury new developments and The Pearson Court Square is a prime example of the strength of the market,” says Cliff Finn, executive vice president at Douglas Elliman Development Marketing, which is exclusively handling the marketing and leasing of the property. “We are excited to be launching such an innovative development.”
The 14-story SLCE-designed building, featuring interiors by the award-winning Cetra Ruddy interior design firm, features floor plan options ranging from studio to two-bedroom units. Rents at the community start at $2,600 for studios and one- and two-bedroom units are starting at $2,740 and $3,500, respectively.
Interiors include high ceilings, wide-plank oak floors, and double-pane oversized windows with custom window treatments in addition to individually controlled heating and cooling, contemporary kitchen spaces with Lineadecor cabinetry, quartz countertops and professional-grade, stainless steel appliances. Bathrooms include Lineadecor vanities and custom tubs. Select units are available with washers and dryers as well as private terraces.
Amenities at the community are highlighted by a rooftop deck with dining lounges, barbecue grills and sweeping city views, but also include a 24-hour attended lobby, cold storage, an outdoor basketball court, a bocce court, a fitness center, yoga studio and laundry room and landscaped terraces on the 2nd and 10th floors. Bicycle storage and limited indoor parking is also available to residents.
Additionally, The Pearson Court Square, which is currently seeking LEED certification, is immediately recognizable by its wind turbines. The turbines generate a portion of the energy used at the building.
