Comprising nearly 100 units, the property is located in the Shenandoah Valley.
DSP Real Estate Capital LLC, in a joint venture with RockBridge Investment Group, has acquired West Wind Townhomes, a 95-unit built-to-rent community in Stephens City, Va. Northmarq brokered the transaction for the seller, D.R. Horton Inc., public records show.
Located at 113 Holt Court, the single-family rental community came online in 2023. West Wind Townhomes is less than a mile from Interstate 81, some 9 miles from downtown Winchester, Va., and nearly 85 miles from Washington D.C. Along Virginia State Route 277, under 2 miles from the community, residents can access a plethora of dining and retail options.
The property features two-story, three-bedroom townhouses of 1,356 square feet. All units sport smart-home technology, ADT alarm systems, granite counter tops and vinyl plank flooring. Community amenities feature crafted walking trails and an outdoor play area.
The Northern Virginia built-to-rent market is in its budding stages, with more than 1,400 units across some ten properties, according to Yardi Matrix data. More than 250 units came online in the past four years, while another 200 units are slated to be delivered by the end of the year, the same source shows.
The Northmarq team representing the seller included Senior Vice Presidents Ari Azarbarzin and Gabe Tovar. Managing Director Tom Peloquin, Vice President Cabell Thomas and Analyst Rich Choisser secured acquisition financing on behalf of the buyer.
