Philadelphia—Dranoff Properties is developing Southstar Lofts, a new multifamily mixed-use property located on Philadelphia’s main transit artery, South Broad Street.
Located on the corner of Broad and South Streets, Southstar Lofts will consist of 85 luxury loft-style apartments, along with 10,045 square feet of street-level commercial space.
“At Dranoff Properties, we don’t just develop properties—we work tirelessly to help transform communities. I am a lifelong Philadelphian, which helps me spot opportunities for the next great neighborhood in our region,” Carl Dranoff, president and CEO, Dranoff Properties, tells MHN. “Southstar Lofts will be my third building on the Avenue of the Arts. My first two buildings, Symphony House and 777 South Broad, have been extremely successful and have helped transform the area into a premier living destination in Philadelphia.”
According to Dranoff, Southstar Lofts will help drive economic growth by attracting new residents and businesses to the famed corridor.
“With large windows, high ceilings, bamboo floors, granite countertops and stainless steel appliances, Southstar Lofts is ideal for residents looking for an amenity-rich lifestyle,” Dranoff says. “This new property will be located at a vital corner in Philadelphia, where residents can easily access the eclectic South Street landmarks and also partake in the theatrical and cultural entertainment on South Broad Street.”
As the second “green” property on South Broad Street, Southstar Lofts also increases sustainable living options for Philadelphia’s growing community of sophisticated professionals who are eco-conscious and committed to living a healthy lifestyle. The project is just steps away from the subway and multiple bus routes, making it easy for residents to forego driving.
“Sustainability is something that I am deeply committed to,” Dranoff says. “We’ve chosen to use recycled materials, construct large windows for natural light, incorporate energy and water conservation techniques, and of course include an electric car charging stations among many other eco-friendly options.”
Southstar Lofts will also feature an imaginative public art component called “Light Play.” Constructed on the façade along Broad Street, it will create a lively and pedestrian-friendly streetscape with its colorful prisms and lighting.
“The Avenue of the Arts is a cultural landmark in Philadelphia, with some of the most premier restaurants, retail shops and entertainment destinations in the city,” Dranoff says. “Residents are just steps from The Kimmel Center, the Suzanne Roberts Theater and Sbraga, 2010 Top Chef winner Kevin Sbraga’s restaurant.”
Residents will have access to a spacious clubroom, state-of-the-art fitness center, 24/7 concierge service and parking, and will enjoy apartments with high-end finishes and large windows to allow for more natural light. One of the most unique amenities is complimentary access to the Dranoff Bike Share, as well as plenty of bike storage to encourage residents to maintain a healthy, active lifestyle.
