Dominium Completes Renovations on MN Affordable Asset

The company invested $9 million on interior, exterior and common-area upgrades to the 176-unit Park Haven.

MinneapolisDominium has completed renovations of Park Haven Apartments in Brooklyn Park, Minn. 

Located at 6917 76th Ave. North, the 176-unit Park Haven features one-, two- and three-bedroom floorplans ranging from 598 to 1,112 square feet, across nine, two-story buildings.

“More than $9 million in total improvements have been made at the Park Haven site,” said Eric Omdahl, development associate for Dominium. “This re-syndication provided a much-needed rehab to the property to fix deferred maintenance items, reconstruct the clubhouse and improve the living space for all residences.”

Community Renovations 

Originally constructed in 1972, unit renovations include new kitchen cabinets, countertops, sinks, flooring, plumbing fixtures, doors, lights and appliances. Apartment buildings also received upgraded plumbing systems, air conditioning, heating and new windows.

The clubhouse was rebuilt with a new community kitchen, sitting area with a fireplace, service coordinator’s office and a resident study area with computers to accompany the newly remodeled management office suite. Additional common-area renovations include remodeled corridors and stairwells. A community laundry and fitness center were also constructed on-site for resident use. The original playground was remodeled and a new playground was built on the opposite side of the community. 

Dominium purchased the asset for $4.3 million in January 2000 from A.G. Edwards. Earlier this month, Dougherty Mortgage closed a $34 million HUD loan for the construction of Dominium’s 1500 Nicollet in Minneapolis.
