Cushman & Wakefield to Market FL Property
The Place at Dania Beach, includes 144 units and 24-hour emergency maintenance, electric vehicle charging stations and free Wi-Fi.
The South Florida marketing team of Cushman & Wakefield has been named exclusive advisor for the disposition of The Place at Dania Beach, a new 144-unit luxury mid-rise mixed-use development in downtown Dania Beach, Fla.
Completed last year, The Place at Dania Beach is 100 percent leased. It consists of a lone seven-story residential structure featuring one-, two- and three-bedroom apartments, more than 6,700 square feet of first-floor retail space, a rooftop swimming pool with amenity deck and an attached parking structure. Units average 890 square feet in size, and command an average market rent of $1,784.
Amenity suite
In addition to the swimming pool and sundeck, amenities include concierge, 24-hour emergency maintenance, controlled access, Spanish-speaking staff, charging stations for electric vehicles, complimentary Wi-Fi, 24-hour fitness center with free weights, recreation room with air hockey and billiards and rooftop canopy area, bar and fire pit.
The property’s location has been termed one of its most attractive selling points. Located just east of U.S. 1 at 180 East Dania Beach Boulevard, The Place at Dania Beach affords residents access to large area employers and job centers. Among them are Chewy.com in the Design Center of the Americas (DCOTA), Fort Lauderdale International Airport, Port Everglades and downtown Fort Lauderdale.
Cushman & Wakefield’s South Florida marketing team is comprised of Robert Given, Troy Ballard, Zachary Sackley and James Quinn. The team was selected to market the property by Miami, Fla.-based developer ahs Residential.
Connectivity to beaches
“Dania Beach is taking shape with numerous hotel, residential and retail developments underway and nearing completion,” Given said. “As downtown Dania Beach emerges, the immediate area has become highly attractive due to its connectivity to jobs, amenities and the beaches, all just minutes away.
“The Place at Dania Beach has been able to capitalize on the area’s growing demand, as substantiated by the property’s lease-up velocity and lack of available units.”
Added Ballard, “The fact that we are already 100 percent leased is clear evidence The Place at Dania Beach is meeting a much-needed demand in the market for new product with outstanding amenities.”
