Criterion Opens Boutique Resort-Style Multifamily Community in North Dallas

Criterion Property Company has opened VV&M Boutique Residential Living, a 310-unit multifamily community situated at the northwest corner of Montfort Road and Verde Valley Lane on the Addison/Dallas border.

Dallas—Criterion Property Company LP has opened VV&M Boutique Residential Living, a 310-unit multifamily community situated at the northwest corner of Montfort Road and Verde Valley Lane on the Addison/Dallas border.

“VV&M is a residential community with many amenities in a walkable setting located outside of the traditional Dallas urban core,” Brandon Hancock, Criterion’s development manager for Texas, tells MHN. “Residents who prefer living in the North Dallas and Addison corridor no longer have to compromise on location for a walkable, urban, luxury lifestyle.”

Located at 5225 Verde Valley Lane, the community provides a boutique residential living experience with hotel inspired amenities and designer appointed finishes throughout the studios and one-, two- and three-bedroom residences. The property also offers exclusive two-story townhouse residences featuring custom finish packages.

According to Hancock, Criterion, prides itself as a boutique development firm, picking and choosing which developments to work on, and committing fully to them.

Interior design elements include a choice between two designer finish schemes featuring either granite or quartz countertops, spacious 9- and 10-foot ceilings, wood-style flooring or polished concrete, stainless steel appliances, and spacious walk-in closets. All units also provide high-efficiency washers and dryers, with select units containing access to wine refrigerators, private balconies or patios, private fenced yards and in-unit doggie doors.

VV&M residents also have access to a state-of-the-art fitness center outfitted with TechnoGym equipment featuring Wellness Cloud to track fitness progress, as well as a soft surface yoga patio. Other common-area luxury features include in-water pool cabanas and tanning ledge, deck cabanas with side privacy screens, an outdoor grilling kitchen with natural gas grills and a pizza oven.

Traditionally, most of the housing stock in the area has been lower density multifamily and some single family, so Criterion saw a big need for higher density housing in this area of the city.

“We expect this quadrant of North Dallas and Addison, with all the neighborhood amenities that appeal to young, urban minded renters, to explode over the next few years as the Dallas/Addison border becomes the urban anchor for the northern part of the city and first ring suburbs,” Hancock says.

The property is within a five-minute walk of Whole Foods, AMC Theaters, a 24 Hour Fitness and dozens of bars and restaurants.
